When the carpentry, drywall, painting, and misc. items can be done by the same person, the job runs smoother, reduces costs, and brings fewer strangers into your home during the project.
Typically, I meet with a homeowner to discuss ideas and take photos. With this information I work on construction details at no charge. If the owner likes my ideas and agrees $35.00 an hour is a reasonable rate for my services (including business expenses), we book a date. I guarantee a 40 hour work week on the project until completed unless otherwise agreed upon. Every day a report is made detailing the hours I worked and what was accomplished in that time so the owner can be sure he or she is getting good value for their dollar. Should additional trades be required, such as a licensed plumber or electrician, I can help find one, get quotes for their work, and co-ordinate their activities into the project. There is no markup for sub-trades or materials. Payment for large material orders are made by the owner to the supplier when the materials are delivered. For convenience, small material purchases are paid for by me and included in my bi weekly invoice. If changes are made during construction, there is no premium charged. If an owner wants to do some of the work, that’s fine too.
On the subject of estimates, ballpark estimates are free and detailed estimates are 5 percent of construction costs. Whichever estimate is chosen, it is only an estimate. One is more accurate than the other, however, the final cost of a project is the real cost of materials and labor as described above.
